We are widely renowned for being involved within the ‘best commercial property deal’ ever seen in the UK. We have vast, inimitable experience of buying and selling Commercial Property having been involved in buying and selling over £150m worth of property over the years.
This offers by far the highest rate of return, however unlike the other two opportunities this is not a scalable model. In other words these tend to be ‘one off’ type deals which only come along every now and again, (say 2 or 3 deals per year) obviously if there were an abundant supply then we would do nothing else.

Invariably when we buy one of these type of deals it seems like we had luck on our side or they were gifts from God, in truth we just know what to look for based upon years of Buying and selling Commercial Property, undoubtedly you have to have a ‘nose for the deal’ it has to feel right but ultimately it comes down to math and knowing the exit strategy.
When you know your exit you can work back from this, the key is not to be too greedy if you buy at a huge discount then lease it out a huge discount and sell it at a huge discount, everyone wins.

Given that these Properties are often acquired at 50% or less of their value then it’s obvious that these are very safe investments right from the outset, they often require development capital to freshen up the Property(which we keep to a minimum) and always require a healthy marketing budget to sell the property on. More often than not the reason we acquire these properties so cheap in the first place is because they simply haven’t been properly marketed, we are very proactive in this area.
